Narra Hills in North Fontana: A Guide to Risewell's New Gated Community

Narra Hills is a new gated master-planned community in north Fontana built by Risewell Homes, with five neighborhoods priced from the high $500,000s to over $1 million as of July 2026. The community sits at the base of the foothills near the San Bernardino National Forest and offers everything from paired homes around 1,400 square feet to estate-lot homes over 4,200 square feet. If you are considering a new build in north Fontana, here is what you should know before you visit the sales office, including why you should bring your own agent.

What is Narra Hills?

Narra Hills is a gated master plan in northwestern Fontana, in the 92336 zip code, with its welcome center at 15709 Butterfly Drive. The community was launched by Landsea Homes, and original plans reported by the Fontana Herald News (2023) called for 489 homes across more than 100 acres. In December 2025, New Home Co. and Landsea Homes united under a new national brand, Risewell Homes, following their merger earlier that year, so Narra Hills now sells under the Risewell name.

The location puts it in the same northern foothill corridor as Sierra Lakes and Hunter's Ridge, the established north Fontana neighborhoods many of my clients already know, with quick access to the 15 and 210 freeways.

Goldenpeak and Skyeland feature estate-sized lots, with some homesites on lots around 10,000 square feet. Wildstar is in its final phase, so buyers who want that neighborhood have a closing window.

What amenities does Narra Hills offer?

The community's resort-style amenities, per the builder's site, include:

  • A clubhouse with a prep kitchen, fitness space, and indoor-outdoor lounge areas
  • A lap pool
  • Pickleball courts
  • A dog park, firepits, tot lot, outdoor BBQ area, and passive parks

Amenities like these come with HOA dues, and new Fontana communities often carry a community facilities district (Mello-Roos) as well. What move-in-ready homes are available right now?

As of July 6, 2026, the builder lists two featured move-in-ready homes:

  • 15919 Conservatory Drive (Skyeland): 3 bed, 3 bath, 2,375 sq ft, listed at $998,990
  • 15870 Blue Copper Way (Clementine): 3 bed, 2.5 bath, 1,450 sq ft, listed at $564,990

Risewell is also advertising a promotional 3.99% interest rate (5.530% APR) on select move-in-ready homes as of this writing. Builder financing incentives change frequently and carry terms and qualification requirements, so verify the current offer and compare it against outside lenders before committing.

How does Narra Hills compare to buying resale in Sierra Lakes or Hunter's Ridge?

New construction gets you a warranty, modern systems, and current design, but usually smaller mature landscaping, ongoing construction activity for a few years, and often higher special taxes. Resale in Sierra Lakes or Hunter's Ridge gets you established streets, known HOA history, and in some cases larger lots or golf course and view settings, like the gated view home I currently have listed in Hunter's Ridge. Neither is automatically the better deal: it comes down to the specific home, the incentives on the table, and your timeline. I help clients run that comparison side by side.

Should you bring your own agent to Narra Hills?

Yes, and it costs you nothing extra in the typical builder arrangement. The friendly sales team at any new-home community works for the builder, not for you. Your own agent can negotiate incentives, review the purchase agreement and upgrade pricing, track construction milestones, and advise you on resale factors the builder will not raise. Most builders require your agent to accompany or register you on the first visit, so bring representation before you walk in.
